Currently, we are at an all-time low for inventory.  For the month of June, we had a 1.5 month supply of homes on the market.  There are still plenty of buyers, but we are in need of sellers.

Homes that are currently in high demand:

• 3 bedroom, 2 bathroom

• 4 bedroom, 2+ bathroom

• All styles, including split level homes

• All locations, but especially Olathe and Overland Park

• Doesn't need to be completely remodeled, it just needs to be clean

Homes that meet these criteria are often seeing two full days of showings, more than a handful of offers and several offers over listing price.  Many buyers are waiving inspections, offering larger earnest money deposits and being flexible on closing dates to accommodate you, the seller.
